How we think about it
Chimney repair here is a system problem, not a pipe problem
A chimney is a full draft system built to move heat and gases safely out of your home. In Southwest Florida those systems fail differently than they do up north. Humidity never fully leaves the masonry, rain returns again and again, and summer storms push water at every small opening until one gives.
By the time you notice a stain, a smell or a fireplace that will not light, the issue has usually been building for a while. We do not guess. Sometimes it looks like a fireplace problem but it is really the chimney, and sometimes it is the opposite — that is why we check both together. Mason Chimney Repair & Gas Fireplace also serves Sarasota, Clearwater, St. Petersburg and Palm Harbor. You can start at our homepage any time.
Masonry chimneys
Brick, mortar and concrete crowns absorb moisture. Cracks, spalling and open mortar joints let water in and keep it there. Repairs focus on stopping every entry point.
Prefab & gas systems
Metal caps, chase covers, dampers and venting corrode with humidity and constant wetting. Gas units add pilot, valve and ignition parts that can fail after sitting idle.
Most Lakewood Ranch homes are newer builds, so we see plenty of both. Most inspections take under an hour and give you a clear answer on what is actually going on.
What that looks like in practice

Masonry & structure
Chimney repair in Lakewood Ranch, FL
A small crack today is a leak next month and a masonry rebuild next year. We find the source, repair it properly, and protect it against the next storm season.
Chimney leak repair
We trace water back to the real entry point, whether that is the crown, flashing, cap or masonry, and seal it for good.
Chimney crown repair
Cracked or crumbling crowns let rain straight into the chimney. We repair or rebuild them to shed water the way they should.
Cap, shroud & chase cover installation
The right cap and chase cover keep out rain, debris and animals, and help protect the flue. We fit them for a tight, lasting seal.
Tuckpointing and brick repair
Loose bricks and failing mortar joints are repaired and matched so the chimney is sound and looks right.
Flue and liner repair
Cracked or damaged liners are a safety issue. We inspect them and repair or replace as needed.
Damper and firebox repair
Rusted, stuck or warped dampers and firebox damage are common in humid climates. We restore them.
Gas fireplaces
Gas fireplace repair in Lakewood Ranch, FL
A gas fireplace that sat idle all summer will often refuse to start the first time you need it. We diagnose the actual cause, repair it, and test the unit before we leave, so it lights and stays lit.
Ask about a repair
Pilot light will not stay lit
Thermocouple, thermopile, dirty pilot or draft issues, found and fixed.
Burner will not ignite
We check the igniter, gas valve, wiring and controls to get flames back.
Weak or uneven flame
Weak, yellow or erratic flames point to a clean, adjust or part problem. We sort it out.
Blower, remote and switch issues
Noisy fans, dead remotes and wall switches that do nothing are all repairable.
Gas log and glass repair
Sooty logs, cloudy glass and worn parts are cleaned, replaced or reset.
Gas smell or safety concern
If you smell gas, leave the home and call your gas utility or 911 first, then call us to repair the cause.
Signs your chimney or fireplace needs repair
- Water stains on the ceiling or walls near the chimney
- Bricks or mortar falling, or gaps in the mortar joints
- Rust in the firebox or on the damper
- Cracks in the crown at the top of the chimney
- A damp or musty smell around the fireplace
- Pilot light that goes out or a burner that will not light
Spot one of these? Do not wait for the next storm. A quick inspection now usually costs far less than the repair that follows a season of water damage.

Lakewood Ranch chimney and fireplace repair questions
How much does chimney repair cost in Lakewood Ranch?
It depends on what we find. Sealing a cracked crown or replacing a rusted cap is a very different job from relining a flue or rebuilding damaged masonry. We inspect first, show you what we see, and give you a clear written estimate before any work begins, so there are no surprises.
Why does my gas fireplace pilot light keep going out?
The usual culprits are a worn thermocouple or thermopile, a dirty pilot assembly, a draft or venting problem, or a failing gas valve. Gas fireplaces that sit unused most of the year, which is common in Southwest Florida, often act up the first cold night. We diagnose the cause and repair it rather than guessing.
I barely use my fireplace in Florida. Do I still need chimney repair?
Yes, and often more than people expect. Summer storms, humidity and salt-laden air wear down caps, crowns, flashing and mortar whether you burn a fire or not. Water getting in is the most common problem we see, and it only gets more expensive the longer it goes.
Is a leaking chimney an emergency?
It is worth acting on quickly. A leak can stain ceilings and walls, rust dampers and fireboxes, and damage the flue. Call us as soon as you notice it, and if you see active water coming in, keep towels or a bucket under it until we arrive.
What should I do if I smell gas near my fireplace?
Do not light anything or use switches. Turn off the gas if you can do so safely, get everyone outside, and call your gas utility or 911 from outside the home. Once the situation is safe, call us and we will find the source and repair it.
Do you repair both wood-burning and gas fireplaces?
Yes. We handle chimney and masonry repair for wood-burning systems as well as gas fireplace, gas log and pilot light repair, so you only need one call for the whole fireplace.
Which Lakewood Ranch neighborhoods do you serve?
We serve all of Lakewood Ranch, including Country Club, Summerfield, Greenbrook, Esplanade, Waterlefe and Braden Woods, plus nearby Bradenton, University Park and Sarasota.
